Terms and conditions

This is an English information version. Dutch law and the full Dutch text (Nederlands on this site) are legally binding. By booking you accept the applicable terms.
1. Who we are
These terms apply to all bookings, stays and related services of Eextase Boutique Hotel, Hoofdstraat 20, 9463 PC Eext (Nederland), registered with the Dutch Chamber of Commerce under 992100223, VAT ID NL868868334B01. Contact: info@eextase.nl. “We / us / Eextase” means this business; “guest” means the person or entity that books or stays with us.
2. Scope and agreement
- These terms apply to every offer, booking and contract with us, whether made online, by phone or by email.
- Deviations apply only if we have confirmed them in writing.
- By completing a booking you accept these terms and our privacy policy.
3. Forming a booking; prices; payment
- A booking is final once you have received our email confirmation and (if applicable) payment has succeeded through Mollie B.V. You are responsible for the accuracy of the details you provide.
- We may refuse or cancel a booking in case of obvious price or availability errors, suspected fraud, or failure to meet legal requirements (e.g. valid ID at check-in). Guests must be 18+ at check-in where applicable.
- Rates are in euros, including VAT and breakfast unless stated otherwise. Local tourist tax may be charged separately. We do not store your full card details; Mollie processes payments as a separate data controller.
4. Statutory right of withdrawal
For accommodation on a specific date, the 14-day cooling-off under EU/UK rules does not apply in the way it does for most online goods (as provided for in Dutch law). Cancellations follow section 5 below.
5. Cancellations by the guest
Cancellations must be sent in writing to info@eextase.nl. The time we receive your email determines which rules apply. We recommend travel or cancellation insurance.
Within 24 hours of booking
- If you cancel within 24 hours of booking and your arrival is still at least 48 hours away, you receive a 100% refund of amounts paid.
- If the arrival is sooner, the scale below applies.
From 24 hours after booking until arrival
- If you cancel more than 24 hours after booking, 30% of the amount paid is refunded; 70% remains due (reserved room, lost revenue, handling).
- This applies regardless of the reason for cancellation. No-shows and early departures are charged in line with the Dutch terms (no refund for remaining nights; full stay charged for no-show as under our full Dutch policy).
6. Stay, liability, complaints, data
- Check-in from 15:00, check-out by 10:30 unless agreed otherwise. The room must be left in a reasonable state; we may charge for extra cleaning or damage. Quiet hours 22:00–07:00. Pets only if we have agreed in writing beforehand.
- We are not liable for loss or damage to your belongings except in case of our intent or gross negligence. Our liability is limited to the amount you paid for the booking, excluding indirect and consequential loss. You are liable for damage you (or your visitors) cause to the property.
- Complaints: please tell us on site first; if unresolved, email us within 14 days of departure. We respond within 14 days.
7. Governing law; language
These terms are governed by Dutch law. Disputes fall under the jurisdiction of the Dutch courts where we are established, unless mandatory law provides otherwise. In case of conflict between this English text and the Dutch text, the Dutchversion in the "Nederlands" locale of this page prevails.
